Sierra Vista MHP is a pet-free family mobile home park, located near the Peppermill Resort Spa Casino, just off South Virginia Street. We are within walking distance of a movie theater (Century Parklane 16) and Virginia Lake which features a 1-mile long trail around the lake that also has a play area for the kids. We are located right across the street from a self-storage facility called “Wrondel Self Storage” for those of us who need some more room when moving things about.

A few guidelines, rules, and information:
Each home is owner-occupied only.
A maximum of two vehicles that are running and licensed/registered with the DMV and the park's management per home site only.
Vehicles must fit within the home's assigned parking space. No parking on landscaped areas or in the roadway.


Occupancy: All homes are subject to 2 persons per bedroom + 1 maximum. 

           A two-bedroom unit shall be allowed a maximum of 5 residents total.


Absolutely No pets allowed.
No mobile home rentals or RV/5th wheel spaces are available at any time.

We have a zero (0) tolerance for Subletting / Subleasing
        If you are found to be doing so you and your whole party will be immediately evicted from the community, 

           with zero (0) possibility of returning in the future.

The park's current space rent is $580 a month as of 12/1/2023. It includes water, sewer, and trash.

New prospective tenants:
    If you are interested in buying a home located within Sierra Vista MHP you must be pre-approved by Sierra Vista MHP before any money/paperwork has been exchanged between the seller and the buyer!

    During your first appointment with the park's management, you will be getting an application for residency for each adult over the age of 18 who will be living within the home, a copy of the park's Rules and Regulations, and a Rental Verification Form.

    Each residency application has a sixty-dollar ($60) non-refundable processing fee.

    To make this process as smooth and fast as possible when you return with the residency application, the park's Rules and Regulations, and the Rental Verification Form all filled in, please bring copies of all the necessary items listed below from each applicant.
(Management must verify all originals in person, we do not make copies.)

$60 per adult for the non-refundable application processing fee, a money order is preferred.
Nevada State-issued Driver’s License or ID(s).
Social Security Card(s).
Proof of Income(s).
The prior year's Federal Tax Return.
Rental Verification Form.


We do not accept:
Military ID(s)
Passport(s)
Tax form(s)
Authorized to drive ID(s).
Driver’s License that states - "Not Valid for Identification"
Social Security Card(s) that state - “VALID FOR WORK ONLY WITH DHS AUTHORIZATION”

For identification, will not be accepted!

A few key points to qualify:
A minimum combined income of three (3) times the space rent. ($580 x 3 = $1,740)
You must have a previous good rental history.
Be able to pass both credit and criminal background checks.
You must be a current Nevada state resident for a minimum of 12 months with a Nevada State-issued Driver’s License or ID.
